Exempt Cottages

Building a granny flat just got a whole lot easier!

The Government has announced changes that will make it simpler to build small standalone homes, including granny flats, under 70m².

From early 2026, some small homes may be built without needing a building consent, as long as they meet the set design and safety requirements. How ideal!

What the new law means for you

These upcoming changes are designed to make it quicker and more affordable to add extra living space to your property.
Whether you're thinking about a place for Mum and Dad, room for growing kids, a hobby space, or a rental, a small home could be a great fit.

You’ll still need to meet Building Code standards and follow your local council rules, including zoning and site coverage.

For more detail, you can check the latest updates on the Government’s Building Performance website.

You’ll still need to meet New Zealand Building Code requirements, and the home must meet the eligibility criteria for your property and local planning rules, but overall, this change will make adding a granny flat simpler, faster, and far more affordable.
